We offer our clients management renting services in the south of Gran Canaria. Our clients have different nationalities and demands renting services for both short and long periods. In Inmobiliaria Maspalomas Homes we promote loyalty between our clients, both owners and tenants, within and effective and custom service. We aim our efforts at finding good tenants for our clients deploying refined searches and working with them to choose the right tenant.
In addition, we commit with our tenant-clients offering them only properties that have been previously checked and that have reached a minimal quality standards. We want to create a chain of loyalty and recommendations that bring us a portfolio of satisfied and regular clients.

Property condition
In Real-estate Maspalomas Homes we care about the good condition of our client's properties and we know how to keep the quality of our properties' portfolio.
We establish a rigorous criteria of equipment condition to aim the standards of quality on the renting market. Those standards adjust to the characteristics of the properties in rent market on the part of foreigners in the zone, and to the different ones and categories of our properties, bungalows, apartments, flats, chalets, villas.
Therefore, we have established a minimum set of demanding criteria for the equipment of our properties, and quality standards to fulfil the demands of foreigners looking for different types of properties in the real estate market, bungalows, apartment, flats, chalets, villas.
Most of foreign real estate clients use Internet to select the property of their choice and make their reservation. For that very reason good descriptions and photographies of the properties are key to show their good condition and equipment to those clients that can't visit them...
In Inmobiliaria Maspalomas Homes, we care about the quality of our properties and we work for the satisfaction of both tenant and owner. We know this is the best way to avoid negative situations, disagreements between owner and tenant, and complaints that are far from our desires and philosophy.
Cleaning
In Inmobiliaria Maspalomas Homes we offer our clients properties in perfect condition. This is a core aspect for us, and we are strict about it. We want to underline this point because a dirty property is the main source of conflicts between owner and tenant.
The owner will be responsible for the good condition of the property until the moment of delivering of the keys. We offer a service of initial cleaning that is included in the rent. We offer professional cleaning services for those owners who don't have their own means to do this cleaning. The cost of the above mentioned service will depend of the necessary working hours according to the condition of the property. Moreover, Inmobiliaria Maspalomas Homes will organize a cleaning service when the condition of the property doesn't fit our criteria of quality and cleanliness at the delivery of the keys. The cost of this service depends on the necessary hours and the condition of the property.
At the end of the rent period agreed, the tenant will be requested to pay the amount of the cleaning service according to those hours and the current condition of the property.
Equipment of the property
Inmobiliaria Maspalomas Homes offers our clients properties in good conditions because we know that properties on sale have to be minimally equipped according to the European standards.
Inmobiliaria Maspalomas Homes specifies the following minimum equipment for the properties of our clients: 27'' TV in the lounge with international channels, washing machine, microwave, electrical coffee machine, electrical water kettle, toaster, set of kitchen pots and pans, cooking utensils, cutlery, set of glasses and cups, table of cutting, bread knife, corkscrew, scrubbing brush and dustpan, mop and bucket, cleaning products, iron and table of ironing, and clothes line.
In addition, the property have to be equipped with sufficient sheets, pillows, blankets, bath towels and kitchen cloths to guarantee a pleasant stay to our tenants.
High standing properties will be equipped with air conditioning, additional television in the main bedroom at least, big fridge, dishwasher, dryer, mixer, squeezer, vacuum cleaner, hair-dryer and sound system.
Those properties with a terrace will have a garden table and a sufficient number of chairs. Those properties with garden will have deck chairs.
An additional emergency aid kit and a lantern are highly recommended.
Welcome Pack
Inmobiliaria Maspalomas Homes wants our clients to feel comfortable, like at home, and we surprise them with a pretty welcome pack consisting in a bottle of water, a bottle of wine or Cava, some pieces of fresh fruit and chocolate bars, depending on the type of property.
Deposit
The tenant is requested to pay a deposit in order to guarantee possible damages in the property caused by an incorrect use of the installations. The deposit will be equivalent to a monthly payment of the rent and it will be kept by the owner up to the exit of the client. The tenant will receive the deposit back after the property has been checked by the owner. The owner could delegate this function to some member of the Inmobiliaria Maspalomas Homes or to the Housing Inspector (See Housing Technical Certificates section, IPV in Spanish).
A detailed inventory of the property equipment and furnishing will be made by the owner in order to avoid discrepancies between owner and tenant. Inmobiliaria Maspalomas Homes will keep a copy of it. The tenant will have to sign the above mentioned inventory as a sign of having received the property in perfect condition. The property will be check again at the moment of tenant's departure to verify that equipment and furnishing is in good condition. If there is no damage, the tenant will receive his/her deposit back. Deposit will be subtracted from the deposit if any damage is caused to the housing.
The tenant will make effective the payment of the rent by bank transference to the current bank account of the owner.
Breakdowns and incidents
If any breakdown or incident takes place in the property, the owner will assume all the costs and reparations.
We will report any incidence to the owner so it can be handle in the shortest time possible. For those cases of unattended breakdowns or incidences, the tenant may repair them by his/her own initiative, according to Spanish Law of Urban Leases article 21.3 (Ley de Arrendamientos Urbanos, artículo 21.3). The cost of those reparations made by the tenant will be subtracted from the rent.
We will notify the owner about any incidence taking place in his/her property as soon as possible so it can be handled. For those cases of unattended incidents or breakdowns, the tenant is allowed to handle them if they were disturbing, according to the Spanish law (Ley de Arrendamientos Urbanos, article 21.3). Tenant may ask to DISCOUNT the costs of those reparations.
If it is requested, Inmobiliaria Maspalomas Homes will intercede by means of urgency or the absence of the owner. We will be pleased to offer you our additional services.
Our team of collaborators will help you to handle any breakdown or incident, subject to prior quote.
Energy Efficiency Certificate
It is obligatory to have the Energy Efficiency Certificate for those properties which period of rent overcomes 4 months, according to the European regulation approved in Spain by Royal Decree 235/2013, in effect from June 1, 2013.
Inmobiliaria Maspalomas Homes offers services of accredited professionals to issue the above mentioned certificate to really attainable prices.
Energy Efficiency Certificate is valid for 10 years.
Fees
Inmobiliaria Maspalomas Homes will only charge its intermediation fees if we find a tenant for your property. All the expenses of publication, diffusion and intermediation will be completely free until this moment. That being said, It is of great importance for us finding a tenant for our clients at their earliest convenience. We charge fees equivalent to 50 % of a monthly payment of the rent (plus corresponding IGIC tax) and they will be discounted from the first monthly payment received. The fees include clients searching management, negotiation with clients, publishing, customer office services, language assistance, document management of reservation, contract management of lease, etc.
Legal Information
The owner declares to be informed about the current limitations in the Law 2/2013 May 29, about renovation and tourist housing modernization in the Canary Islands, applied to properties zoned for tourist development and exploitation.
