IPV Housing Certificates

The IPV is the preventive and corrective report that describes the current state of the functioning and sewage system of the housing.

The IPV certificates the current condition of the housing as the result of visual examinations done by an independent professional. The condition and equipment of the housing is checked exhaustively and in detail: indoors, outdoors, plumbing, gas installation, electricity, CO levels, %RH, dB, Lux, voltage, soil condition, walls, paintjobs, ceilings, tiling and baseboards. During this verification process, doors, windows, blinds and shutters, shelves and furniture are checked too, and so it happens to home appliances, heating, house ventilation, taps and bathroom fittings, plumbings traps, gutters and downpipes, plumbing and general safety and health.

 

IPV Certification: who does it?

The IPV is a certified confidential and private notice made by an independent professional with control and measurement equipment. The IPV inspector states the current condition of the housing before, during and after being rented and verifies that everything is in mint condition and functions properly and safety. If there is something wrong, there is no problem, but the tenant has the right to be informed about the housing condition. “The IPV Inspector checks the whole housing as a housekeeper with the proper equipment”.

IPV inspectors are subjected to the Code of Ethics and Good Practices of the Association of Professional Housing Inspectors (ASIPV).

  • Architect and Building Engineer report, according to the Technical Code of Building, habitability cards, etc.
  • Real estate surveyor and valuation report containing the results of different methods such as dynamic residual method, static residual and comparative method.
  • Api report of statements and comparative valuations according to the market.
  • IPV Inspector standard, exhaustively private report about the current condition, functioning, plumbing and safety of the housing, according to IPV protocols.

When is it necessary a IPV certificate?
