Energy Certification
(Royal decree 235/2013 from European directive)
From June 1 of 2013, a European directive establishes that it is compulsory to have a Certification of Energy Valuation for those properties on sale or to rent for a period up from 4 mounts.
The owner is obliged by this directive to certify his/her property before being on the market. The energy efficiency label is compulsory before publishing the property. The owner takes responsibility about this certification and is liable if not having it. The IPV inspector must properly inform the owner about all this issues and liabilities.
The Energy Efficiency Certificate is a recognizable adhesive labelled CEE that you can find on every home electrical appliances. This label has some bars of different sizes, colours and letters indicating if they are environment friendly and the degree of efficiency.
Energy Efficiency labels are working in many countries for many years.

However, the owner can obtain this certification contacting an industrial engineer, a technical industrial engineer, an architect or a building engineer authorised and specialised in energy efficiency.
Energy Efficiency Certification is valid for a period of 10 years thus it is of particular interest for the owner to obtain this certification at the earliest time possible.
